Does My Credit Score Matter?

Your credit score will NOT impact your eligibility, however it can influence your security deposit.


How Does My Credit Score Affect My Security Deposit?

Score Deposit Example scenario where rent is $2,500
680 or Higher Deposit is equal to 1 month of rent Your Deposit: $2,500
620 - 679 Deposit is equal to 1 month of rent + 20% Your Deposit: $3,000
580 - 619 Deposit is equal to 1 month of rent + 40% Your Deposit: $3,500
500 - 579 Deposit is equal to 1 month of rent + 60% Your Deposit: $4,000
Below 500 Deposit is equal to 1 month of rent + 80% Your Deposit: $4,500


What About Bankruptcy?

If it's been more than six (6) months since you declared bankruptcy, this probably won't be a problem. Each scenario is evaluated on a case-by-case basis to account for other extenuating circumstances.


What is Income Verification?

We want you to be comfortable in your new home, and big part of that is making sure that it doesn't stress you out financially. In order to verify that this is a good mutual fit, there are two income criteria that must be met.

Criteria #1
The combined gross monthly income of all adults (18+ yrs) living in the home be greater than four (4) times the monthly rent amount. For example: if the rent for the home you're applying for is $2,000 per month, then when you add up the total income of all adults living in the home, it must exceed $8,000.

The income of any individual can be verified in one of two ways:

  1. Recent pay stubs showing your gross wages/salary for the past month
  2. Bank statements for the past 60-days (account must be in your name)

This information should be included and submitted as part of your completed Rental Application Package.

Criteria #2
Your debt-to-income ratio must be less than 50%.

This is calculated from your credit report which is pulled during your final application.

What is Your Average Lease Duration?

Listed prices are based on a two-year renewable lease. Each property may have flexibility so that we can cater to each applicant's needs, so be sure to let us know early on what you need.


Do You Run Background Checks?

Yes. Always. If you have a criminal record containing felony conviction(s) within the past 10 years, we will not be able to approve your application.


Do You Permit Smoking or Vaping?

No. Absolutely Not. We are 100% tobacco and vape-free. All our properties must abide by the Utah Indoor Clean Air Act.


Do You Allow Co-Signers on Your Leases

Cosigners that reside in the state of Utah will be considered. Cosigners living outside the state of Utah will not be considered.


What if I Have an Eviction in My Past?

This is a hard question to answer unilaterally. We understand there are sometimes extenuating circumstances (public domain, bad landlords, and a number of other possible scenarios). The best we can say is that we look at each situation on a case by base basis. If your eviction occurred because of property damage, neglect, or lease violations, your application with Summit View Properties will probably be declined.
